Why is it called Western Branch Preserve?
The Preserve lies along the Western Branch of the Corrotoman River. Over 150 of the 225 acres are permanently protected through a conservation easement.

What will the homes look like?
Owners will choose their own builders and house plans in accordance with the architectural design standards (architectural guidelines) developed by the Western Branch Preserve Architectural Review Board. (architectural plans)

How big are the home sites and how much do they cost?
Only 41 home sites will ever be offered and are all along the river or have views of the river. They range from .5 to 3 acres in size and residents will own the remaining preserve land in common. River view lots start in the 100’s and Riverfront sites in the 300’s (price & availability).

Will it be a quiet place to live?
At every step of the development of Western Branch Preserve, care has been taken to ensure that the property always remains a peaceful refuge for people and wildlife. The community docks, boat ramp, trails and all other amenities are for the private use of the residents and their guests. Motorcycles, ATV’s and other gas powered recreational vehicles are not to be operated anywhere on the Preserve. Automobiles are allowed only on the main, paved roads.

Will I be able to golf nearby?
There are numerous golf courses within a short drive of Western Branch Preserve.

Where are the closest grocery stores and other shopping?
Three supermarkets and numerous other specialty shops are within approximately 7 miles of Western Branch Preserve. The quaint villages of Kilmarnock, White Stone, Irvington and Lively are all within a 10-minute drive and include coffee shops, restaurants, antiques and furniture and dozens of other shops. Also within minutes you can find fitness centers, spas, medical services and Rappahannock General Hospital.

 

Is the property gated?
Yes. A handcrafted gate of wood and brick provides remote operated security access.

What about water and sewer service?
A community well will provide water to residents and homes will be on individual septic systems.

How is the fishing in the Western Branch?
The fishing is excellent. Residents can enjoy catching Blue Crabs, Spot, Croaker, Perch, Catfish and Striped Bass from the docks and much more as you venture down river toward the Chesapeake Bay.

Where’s the closest place to launch a boat?
Kayaks, canoes, small sailboats and powerboats can be launched from the community boat ramp.

What will be in the Preserve’s open fields?
Typically, local farmers will grow corn, soybeans and small grains and cotton. Several acres will be set-aside for residents to grow their own vegetables and flowers.

Are there paths to explore?
Miles of old hunting trails and farm trails weave through the property. Trails will also lead to the community docks.

Who is developing the property?
The development of Western Branch Preserve is the work of the Bragg and Brown families. Over the past 30 years both families have been involved in the development of residential communities throughout the area.
