Western Branch Preserve is a 225 acre conservation minded waterfront community located in historic Lancaster County along the banks of the Corrotoman River. The Corrotoman River serves as a tributary to one of the largest and most pristine estuaries in the World, The Chesapeake Bay.
The developers have protected more than 160 acres of the property through a conservation easement ensuring that the land will be permanently protected from further development and offering a safe haven for the wildlife that will continue to thrive there. The remaining property is divided into just 41 home sites on or over looking the river.
Western Branch Preserve has established guidelines for environmentally sensitive home building and lighting as well as the use of indigenous plants for landscaping, all designed to better blend with the serenity and natural beauty of the property.
Through a commitment to preserve this special tract of land, the developers have demonstrated that it is possible to balance ecology and economy by offering low density housing while protecting Lancaster’s natural heritage.
